Asbestos surveys are a key part of managing asbestos safely and effectively in any type of property, whether it’s your home or a commercial site. But how often should you schedule new asbestos assessments are your property, and what are the benefits of updating your latest survey?

Here’s everything you need to know.

What are asbestos audits?

Asbestos audits and surveys assess materials to establish whether asbestos is present or not. The report will define any ACMs (asbestos-containing materials) found, including their location and size. The access, condition and any surface treatments will also be recorded. Some asbestos may even have samples taken if requested to identify the type present.

Why do you need an asbestos report?

Homeowners should consider asbestos surveys to keep an eye on the condition of ACMs, especially if planning renovations. However, landlords and businesses must manage asbestos at their property by law, as there is a legal duty to protect others from the harm caused by asbestos. They should be a key part of your ongoing health and safety assessments and asbestos management plans.

How often is an asbestos survey required?

There isn’t a defined period of validation for asbestos surveys, so you’ll need to carefully manage the risks. In a commercial property, any ACMs need to be regularly inspected to ensure there’s no change to their condition. Many duty holders schedule a new asbestos survey annually or biannually to keep things straightforward and update their management plans accordingly. You may also require a survey before renovations occur to ensure ACMs aren’t disturbed. A new audit should also be carried out if you’ve requested an asbestos removal from your site or you’ve just bought the property.

Should you keep an asbestos register?

As part of your records, you should keep a document known as an ‘asbestos register’ up to date. This clearly sets out all the identified or assumed ACMs at your site, including their location, amount, condition and type (if relevant). Some people like to arrange this register as a table so it’s easy to read or even record findings on a plan of the building to ensure locations remain clear. If there are any changes, the register should be updated as soon as possible.
